I just completed the MOP for my HDB flat. Should I sell and buy 2 condos?
In our experience, this is largely dependent on 3 factors - your mid to long term plans, affordability, and risk appetite. Selling your flat and buying 2 condos is definitely one way to go. There are also other alternatives such as keeping your flat and buying one condo for investment, or selling your flat and upgrading to a larger property such as a landed house. Allow us to first assess your circumstance, and we will be happy to advise and tailor a plan best suited for you.
Should I buy a 1-bedroom condo for investment?
Which type of unit to buy is definitely an important consideration. However, there are also many other factors to consider when buying an investment property. Factors such as location, price trend for that particular location, accessibility, rentability, as well as your exit strategy.
Should I buy resale or brand new? Freehold or leasehold?
Similar to the last question, there really isn’t a definitive answer as to whether one is better than the other. From a general view point, brand new condos typically provide more “runway” when it comes to price appreciation. Leasehold condos typically offer better rental yield and price appreciation in the short to mid term, whereas freehold condos might offer more safety and value over the longer term. However, this might vary depending on location, age of the property, number of similar properties in the vicinity etc. An important aspect of what we do for clients, is not just looking at the macro of things, but also narrowing in on the micro, so as to enable our clients to make a more informed decision on their investment.
Is it possible to avoid paying ABSD if I were to buy a second property?
The short answer is yes. A large part of our work involves brainstorming and problem solving. Speak with us, and we will advise, based on your personal circumstance, how you might be able to avoid paying the ABSD when purchasing more than one property.
